Planning a trip for a big group has a way of turning into a spreadsheet. Who sleeps where, who cooks, and where does everyone gather in the evening? Our four largest homes near Cañon City were built around those questions. Here is how they differ, and what to sort out before you send the group chat a link.
Start with the gathering spaces
Beds matter, but the place where everyone ends up at 7 PM matters more. All four homes have a hot tub, a fire pit, a BBQ grill, and a full kitchen. Parkdale Ranch, River Ranch, and Valley Ranch add an outdoor kitchen, which is what makes cooking for a crowd feel like a party instead of a chore.
The four homes at a glance
- Parkdale Ranch: 5 bedrooms, a massive outdoor deck, and sweeping views of the Arkansas River valley. A natural fit for family reunions, corporate retreats, and group adventures.
- Royal Ranch: about 2,500 square feet with a wraparound deck and panoramic mountain views, just minutes from the Royal Gorge Bridge.
- River Ranch: about 3,700 square feet with direct Arkansas River access, a huge deck, and a game room.
- Valley Ranch: about 5,000 square feet across 6 bedrooms and 5 bathrooms, with a great room, a commercial-grade kitchen, and multiple outdoor patios. The one we suggest for weddings, corporate retreats, and reunions.

Ask about events early
These four homes allow events and gatherings with prior approval, and Valley Ranch notes that additional fees may apply for large events. If your group is planning a wedding, a rehearsal dinner, or a corporate retreat, tell us at the start, not the week before. The Cabin and The Phoenix, our two smaller stays, do not allow parties or events.
Plan the group's days, not just the nights
A big group needs a shared plan for the daytime too. A short checklist before you book
- Confirm your head count against the sleeping capacity on the home's page.
- Decide who is cooking. Every large home has a full kitchen, and three add an outdoor kitchen for grilling with a crowd.
- Tell us if you are hosting an event, since prior approval is required.
- Leave the dog at home. The luxury homes do not allow pets, because of our allergy policy.
- Check-in is at 4:00 PM and check-out is at 11:00 AM.
- Share the cancellation terms with everyone paying: deposits are refundable, less a $50 processing fee, if you cancel more than 30 days before check-in. Inside 30 days, the full reservation amount is charged.
